📖 What you need to know

New York requires that real estate advertising not be false, misleading, or deceptive, and that a salesperson advertise only under the name of the sponsoring broker rather than independently. Broker identity must be clearly disclosed so consumers know who is responsible for the offering. Brokers must also maintain and retain transaction, agency-disclosure, and escrow records in accordance with DOS regulations.
