📖 What you need to know

In Ohio residential sales, the seller generally must furnish a Residential Property Disclosure Form, and agency relationships are documented using the Agency Disclosure Statement. Earnest money and other funds the broker holds for a transaction must be placed in a trust or escrow account and kept separate from the broker's own funds, with no commingling. Because Ohio is not a community-property state, marital interests in real property are addressed under other Ohio law rather than community-property rules, which can affect who must sign transaction documents.
