📖 What you need to know

Virginia is a caveat emptor ('buyer beware') state, meaning sellers are generally not required to volunteer information about the physical condition of the property and the burden falls on the buyer to investigate. Sellers typically deliver a residential property disclosure statement notifying buyers of the buyer-beware framework rather than warranting the home's condition. Licensees, however, must still disclose their agency relationship and may not engage in misrepresentation or actively conceal known material defects.
